Cancellation policy

-Should you choose to cancel the booking we charge an admin fee of $200.00. Our standard
cancellation charges apply
-Cancellation ordinarily results in a cancellation charge amounting to 50.0% of the total
booking charge
-Cancellation within 90 days of the scheduled start of stay results in a cancellation charge
amounting to 100.0% of the total booking charge
-Special note: If your actual bookings dates are affected directly by Covid-19 there is a 100.0% refund.  Example; the government has announced a level where group gatherings are limited and is less than your guests staying per night

Cleaning, rubbish & linen use

– Cleaning fee does not cover excessive mess such as; stains on the carpet, on linen & so forth. Any damage will be deducted from your security bond
-Rubbish: There are two council bins located outside the games room. Please ensure your general rubbish is “bagged & tied off” before placing it in the bin. This is important as the house cleaners need to transfer your rubbish into the orange prepaid council bags. There is another bin for recycled items only
-You must remove all excess rubbish from the property otherwise you will be charged for its removal. Prepaid council rubbish bags can be purchased from any supermarket in Warkworth, they range from $2.00 – $2.30 each. These orange bags can be dropped off at the intersection of Kaipara Hills Road and Kaipara Flats Road, on the left-hand grass verge
-Linen: Before leaving please place all towels in the laundry area. It’s important not to strip the beds as the house cleaners will check the linen off before they remove the bedding

Games room area

-The use of the pool table and dart board are restricted to 14 years and over. Previously darts from children too young to play have resulted in a broken window, damage to wall areas and caused chips to the porcelain floors/darts being dropped (this is at the clients cost to repair).  Darts are not a toy and can cause a lot of damage, hence this age restriction is essential
-The games room is not a kitchen, no food is to be cooked inside this area
-If heavy equipment is placed in this area, you are required to protect the porcelain tiled floors by placing mats or some sort of floor protection underneath the equipment to prevent any damage to the tiles

General

-There is no smoking inside the house and games room, no exceptions. No illegal substances permitted  on these premises
-When you arrive, the kitchen is immaculate and does not stink of any strong food odour. There is no cooking of pungent foods such as curries.  If the house is left with a pungent obtrusive smell, we are required to stay overnight to air the property out and there is a charge of $400.00 to do so
-If the security key is not returned in the security lock box before you leave, there is a charge of $500.00 as the whole security master key system will need to be refitted immediately and without delay
-This property is monitored by four external cameras, they are all directed at the car park areas for arrival and departures. The security of our guests and the security of our property is paramount
-From November until end of March there is a complete fire ban, no exceptions as issued by the council. No fireworks and ashtrays must be used
-It’s important to let your guests know our exact location so you don’t bother any neighbours. We are on the corner of Dill Road and Brott Road
-Any campervans, and/or tents must be pre-approved, and charges apply
-We do not approve any type of pets as previously this had caused a flea issue
-None of the inside furnishings are to be used outside
-Do not leave exposed rubbish outside as there are possums
-Toddlers that are not toilet trained need to wear nappies at all times
-There is no parking on the grass

Guests and total of people

– Be honest, you are only entitled to what you have paid for. If however more people are staying than initially booked e.g; extra people staying overnight, visitors require a visitors fee, venue fee not paid or venue fee paid is incorrect size, we have the right to automatically deduct this out of your security bond and on charge you the difference (if applicable)

Hiring equipment and/or using external companies

– It’s your responsibility to ensure that any drop off deliveries and collections are completed within your check in and check out times (no extensions are given), you should also allow time for setup and/or dismantling of your equipment
-All deliveries must be unloaded and/or collected from the gravel driveway area, there is no driving on the grass as this will cause damage to the lawns
-There is a charge of $200.00 per hour if you are still utilizing the property outside your booking period, so we recommend you organize your bookings well. The owners arrive after you depart to check off the property which takes approx. 4 hours, hence it’s important that your gear/equipment is removed within your booking period (the property is then secured, and main entrance gates locked)

NOISE RESTRICTIONS AND YOUR RESPONSIBILITIES

Due to a previous experience, it is necessary to be clear about these conditions.  If you cannot guarantee the following please do not request a booking.  Our location is private, it is elevated, but any excessive noise may have the ability to travel far over the flats and/or valley.  Neither the local community nor neighbours take to kindly to it which is completely understandable.  You and you guests have the responsibility to;
-Abide by the noise restrictions as set by Auckland Council – go to the following site and get familiar with what your responsibilities are; https://www.aucklandcouncil.govt.nz/licences-regulations/noise/Pages/excessive-or-unreasonable-noise.aspx
-No excessive sound systems that can generate excessive noise is permitted on site, e.g; hired sound equipment, professional systems
-We don’t allow any fireworks on site throughout the year

Payment Terms

-A 50% deposit of the booking total is required as well as the terms & conditions must be acknowledged and accepted via email to fully confirm a booking
-The 50% balance is due 60 days before your arrival date
-If your booking is within 60 days of arrival, full payment must be made
-Late payments: The balance due must be received on or before its due date. If your payment fails to reach us by the due date, we may choose to cancel your booking with or without notice to you and make the property available to others. Cancellation charges apply (refer to the cancellation policy)

Safety & pool use

-Guests are liable & responsible for their own safety throughout the property
-Yes, there are water troughs for the sheep, yes there are steep parts of hill in parts of the property
-You are required to use the pool ladder to enter the pool. When not in use the pool ladder must be removed (taken out of the pool)
-No sharp objects allowed in the pool. Please bring beach towels as the bath towels are not for outdoor use
-All toddlers not toilet trained must be wearing a waterproof nappy when using the pool

Security deposit

-This deposit is required for any damage and/or cost that may have been caused (irrespective whether damage is caused by yourself or your guests) such as; breakages, missing items, items damaged/unusable, excessive mess, unpaid guests. These costs will be deducted automatically from your security bond deposit.  No issues, then your security deposit will be refunded within 3 working days. This allows time for the property to be inspected, linen to be laundered and payment processed

Sheep/livestock
          -There is no entry inside any paddocks where the sheep are located (f.y.i. the breed is called Arapawa)

The owner

-Is not liable or responsible for any such events that are out or their control, for example; bad weather, power outage, internet connection, bad traffic etc. There are no refunds offered if you wish to leave the premises earlier as this would be at your own decision (regardless of your reason) and/or if your guests do not arrive
